This was a recent project in Winston Salem, NC where a hard money investment property loan was secured by one of our recommended lenders to initially purchase this property for $235,000. The purchase was brokered through our brokerage firm, Wayfinder Homes, where the purchase price was expertly negotiated so that the client was able to secure the home for significantly less than the original ask price of $268,000.

We coordinated with various contractors to perform renovations, repairs, and the final staging of the property along with setting up the software, property listing, marketing, photography, and business operations to make this property a top performing AirBnB (short-term rental/mid-term rental).

The end goal was to rent this property for premium rent and then to sale it as a turnkey rental property to another investor. This property not only cash-flowed monthly, but it was able to resale for $425,000 in a little over a year. The sale was also expertly brokered by our firm, Wayfinder Homes. The investor was able to net $42,000 for the months the home was rented for plus $85,000 in net profit from the sale of the property.
